Sans Souci

A local plumber for Sans Souci, on the St George waterfront

Sans Souci sits at the bottom of St George where the Georges River meets Botany Bay, with Rocky Point Road running through to the Captain Cook Bridge. From Earlwood it is a straight run down the Princes Highway and Rocky Point Road. Part of our St George service area.

Call 1300 111 007. Open 7am to 6pm, seven days.

By the Bay

What Sans Souci houses are made of, and what goes wrong

Sans Souci is a mix. Older post-war homes sit on flat blocks back from the water, waterfront houses have been rebuilt more than once, and on most streets a cottage has become two-storey duplexes. Pools are everywhere. So are irrigation, outdoor showers and hot water units living outside in the salt air.

Salt air eats fittings

Anything metal outdoors here works harder than inland. Hot water tanks, gas regulators, taps and hose cocks corrode faster this close to the bay. We fit coast-suitable components and replace hot water units before a rusted tank floods the side path. Hot water systems →

Pool lines, irrigation and outdoor plumbing

Pool filtration lines, top-up valves, backwash drains and irrigation all run off the house supply, and each can leak underground unseen. An unexplained jump in the water bill is usually one of them. We pressure test each line, find and repair the leak, and make sure backwash goes to sewer. Burst and leaking pipes →

Sewers in sandy ground

Sandy soil near the bay lets earthenware sewer lines settle and open at the joints, and garden roots find the gaps. We CCTV the line, jet blast it clear and reline failed sections without digging up the pool surround. Blocked drains →

New duplexes on old street mains

A new duplex brings modern plumbing but connects to the sewer that served the cottage before it, and the builder is gone when a fault shows. We handle the flexi hose bursts, cistern faults and hot water problems of a new build's first years. Leaking taps and toilets →

Relined, not dug up. On the sandy blocks near the bay we reline cracked sewer sections through the existing pipe, so the pool surround, the paving and the garden stay where they are. Pipe relining →

Between Two Bays

Sans Souci between two bays: sand, groundwater and two councils

Low ground between the bays. Sans Souci has Lady Robinsons Beach and Cook Park along Botany Bay on one side and Kogarah Bay on the other, with the Captain Cook Bridge linking it across the Georges River to Taren Point. The suburb sits only about five metres above sea level.

Groundwater close to the surface. Bayside Council's notes on building constraints point to low-lying sandy ground in the former Rockdale council area, which took in part of Sans Souci, and to groundwater less than two metres below the surface in many parts of Bayside. A sewer trench dug near the bay can reach wet sand quickly, and sandy ground can let old earthenware joints settle and open. That is why we camera first and reline from inside the pipe wherever the footage says we can.

Two councils, one sewer. Sans Souci is split between Bayside Council and Georges River Council, so which council you deal with for anything needing approval depends on your address. On the Bayside side, the council's Sans Souci flood catchment runs from Rocky Point Road east to Botany Bay. The sewer is Sydney Water's on both sides, and its rule is the same everywhere: no stormwater or roof water in the sewer. A downpipe that runs into the sewer, or a gully grate sitting below the ground around it, lets rain in during a storm, and on flat ground by the bay that water can back up through the house drains.

Houses, pairs and flats. At the 2021 Census, 49 per cent of Sans Souci homes were separate houses, 30 per cent were semi-detached houses, townhouses and similar (the group duplex pairs belong to), and 20 per cent were flats. Where two homes now stand on what was one block, we check how each one connects before we quote.

Emergencies

Emergency plumber Sans Souci, after hours too

Burst pipe, sewer backing up into the shower, no hot water, a gas smell: ring 1300 111 007, after hours too. After-hours, weekend and emergency call-outs carry a call-out fee, always quoted upfront before we dispatch a plumber.

Straight Pricing

Property Managers

Sans Souci rentals and duplex pairs

Sans Souci has long-term rentals and new duplex pairs leased through local agents. We work with property managers on urgent repairs, routine maintenance and end-of-lease jobs, arrange access with tenants and send a photo report with the invoice. For duplex pairs, we sort out shared sewer junctions and water meters and say whose side the fault is on. See our real estate and strata pages.

Waterfront

Waterfront homes and renovations

Waterfront homes here are renovated often, adding bathrooms, outdoor kitchens and pool houses onto original pipework. We handle bathroom and kitchen renovation plumbing, rough-in to fit-off, and check what new fixtures connect to before the tiles go on.

Questions

Sans Souci plumber FAQs

Is there a fee just to get a plumber out here?

No call-out fee in business hours. After-hours, weekend and emergency call-outs carry a call-out fee, always quoted upfront before we dispatch a plumber. Nothing about that changes because you are in one of the unit blocks near the station: the figure is agreed on the phone, before a plumber is sent.

Why do hot water units and outdoor taps fail so fast in Sans Souci?

Salt. This close to the bay, hot water tanks, gas regulators, taps and hose cocks corrode faster than they do a few suburbs inland. We fit coast-suitable components so the replacement lasts, and we would rather change a rusting tank out early than clean up after it floods the side path. Gas, electric and heat pump all work here.

Who is turning up, and are they qualified?

A licensed plumber, or an apprentice working under one. We hold NSW plumbing licence 311287C and full insurance, and those details go on the paperwork. Whether it is a Sans Souci house near the Georges River or a Carlton semi behind the shops, the same licensing applies to every job we take on.

Our Sans Souci water bill has jumped and we cannot see a leak. Could it be the pool or the irrigation?

Very likely. Around here the filtration lines, top-up valve, backwash drain and garden irrigation all run underground, so a leak can run for months unseen. We pressure test each line separately to find which one is losing water, and we use acoustic and thermal gear to pinpoint it. Backwash goes to sewer, done properly, when we put it back together.

Our Sans Souci sewer keeps backing up and the line runs under the pool surround. Do you have to dig?

Usually not. Sand moves, so Sans Souci earthenware sewers settle and open at the joints, which is where the blockages start. We jet blast the line, camera it to see exactly which joints have gone, then reline from inside the pipe. The pool surround and the garden stay as they are.

Do you come out to my part of St George?

We cover Hurstville, Kogarah, Rockdale, Carlton, Bexley, Kingsgrove, Peakhurst, Mortdale, Sans Souci and Wolli Creek, along with the streets in between. Not sure your suburb counts? Call 1300 111 007 and ask. We also take on larger jobs across greater Sydney when they need a bigger crew.

Our Sans Souci yard floods in heavy rain. Is that the stormwater or the sewer?

It can be either, and on low ground near the bay it is sometimes both. Rain that gets into the sewer through a downpipe or a low gully can push sewage back up, while a silted or broken stormwater line leaves water sitting in the yard. We camera both lines, check every downpipe and the overflow gully, and fix the one that is actually failing, so the next storm goes where it should.

Is my Sans Souci home in Bayside or Georges River Council, and does it matter for plumbing?

It depends on your address, because Sans Souci is split between the two councils. For most everyday repairs it makes no difference to you: we handle the work and its compliance paperwork. It can matter when a job touches stormwater design, trees or a renovation that needs approval, because those rules and forms belong to the council. We tell you before we start if your job is one of those.
