Real Estate Plumbing Sydney

One number for your whole rent roll. Every job done or supervised by a licensed plumber, and a photo report on every job.

Property managers need more than a plumber who is good at plumbing. You need one who is good at property management plumbing: acknowledging the work order fast, handling the tenant so you do not have to, turning up inside the promised window, and sending back a report you can forward without editing.

That is the service Pink Plumbing has built for Sydney agencies since 2017. Call 1300 111 007.

How work orders come in and get acknowledged

Send the work order the way your agency already does: by email, through your maintenance platform, or by phone if it is urgent. Every work order is acknowledged with a job number, the tenant's contact, the property address and the fault as described. If something is missing (a lockbox code, a strata contact) we ask once, up front. You get written confirmation when the job is booked and again when it is complete.

For taps, toilets and everyday jobs, see our general plumbing page.

Tenant contact and access coordination

Once the job is booked, we take over tenant contact. We call the tenant, agree a time and confirm access. If the tenant is unreachable we tell you the same day, with the times we tried, so your file shows the attempts. If access is via office keys or a lockbox, we collect and return them as instructed. You are not the go-between, but you are always in the loop.

Attendance windows

We book against a window, not a vague "sometime this week". Routine maintenance is scheduled Monday to Friday, 7am to 4pm. Urgent jobs (no hot water, active leaks, sewage backing up, gas smells) are prioritised the same day wherever a plumber can be freed, and true emergencies are attended after hours. If we are running late, the tenant and the office both hear it from us before the window closes, not after.

What you receive after every job

This is the part most plumbers get wrong. After every job your agency receives:

  • A photo-documented job report. Before and after photos, what we found, what we did, and any follow-up we recommend. Written for a landlord, not a plumber.
  • A detailed invoice. Itemised labour and materials, the property address and your work order reference, so it reconciles first time.
  • Recommendations flagged separately. A hot water system on its last legs goes in the report as a recommendation, not as work done without approval.

Everything is emailed the same or next business day and can go straight to the landlord or owner's corporation.

Quotes and approval thresholds

Most agencies have an approval threshold: repairs under a set amount proceed on the work order, anything above it needs owner sign-off. Tell us your threshold once and we work to it on every job. Under it, we fix and report. Over it, we stop, quote in writing with photos, and wait. Quotes are fixed price before any work starts, so the figure the landlord approves is the figure on the invoice. You only pay for the work we do. For replacements such as hot water systems, we quote options where they genuinely exist, with the trade-offs in plain English for the landlord.

The common rental call-outs we handle

  • Hot water failures. Repair or replacement of gas, electric and heat pump systems. Loss of hot water is an urgent repair under NSW tenancy law, so it is treated as one.
  • Blocked drains. CCTV camera inspection to find the cause, high-pressure jet blasting to clear it, and a report that tells the owner whether it is a one-off or a recurring pipe problem.
  • Leaking toilets and taps. Quick fixes that stop water bills climbing and head off damp and mould complaints.
  • Burst pipes. Isolation first, repair second, and a report that supports an insurance claim.
  • Gas issues. Leak detection, appliance repairs and gas compliance certificates from a licensed gas fitter.
  • Compliance and safety work. Tempering valves, backflow devices, water efficiency measures for water usage charging, and the plumbing items on your inspection list.

After-hours emergencies

Tenants do not schedule burst pipes for business hours. Our emergency line is answered after hours too, by a person, and the plumber who attends is ours.

The policy is the same for every rental we look after: No call-out fee in business hours. After-hours, weekend and emergency call-outs carry a call-out fee, always quoted upfront before we dispatch a plumber. For property managers that means the after-hours figure is known before anyone leaves, so you can approve it or check it against the landlord's instructions.

After hours we make safe first (isolate water or gas, stop the damage) and complete the full repair in business hours unless the owner approves otherwise. It keeps the cost down and gives you a decision point rather than a bill.

Preventative maintenance and portfolio programs

Reactive plumbing is the expensive kind. For agencies that want fewer 6pm phone calls, we run preventative programs across a portfolio: annual hot water checks, tempering valve tests, drain inspections on properties with a history of blockages, and pre-listing or end-of-lease checks so problems surface before a new tenant does. Each property gets a short photo condition report you can show landlords.

Setting up a trade account

Setting up an agency account takes one email. We record your approval threshold, invoicing details, report format, after-hours instructions and any landlord-specific notes, and every work order then runs to those settings. Accounts are invoiced per job with your work order reference, or on a monthly statement if your accounts team prefers it. Larger owner-approved works can be paid interest-free via Payright.

Why agencies stick with us

  • One number. 1300 111 007, for every property, after hours too.
  • Licensed and insured. Every job is done or supervised by a licensed plumber.
  • One accountable team. The plumber at your tenant's door answers to us, and we answer to you.
  • Reports you can forward. Photos, findings, itemised invoices, same format every time.
  • Fixed prices. The quote is the price. You only pay for the work we do.

Questions

Questions property managers ask us

How quickly can you attend a tenant's property?

Urgent faults (no hot water, active leaks, sewage, gas smells) are prioritised the same day wherever a plumber can be freed, and emergencies are attended after hours. Routine work is booked into a confirmed window, Monday to Friday, 7am to 4pm.

Can our tenants contact you directly?

With your authority, yes. We confirm the booking with you, attend with the tenant, and report back to you with photos, so you are never chasing us for an update.

What do we get after the job?

A photo report (before and after, findings, recommendations) and an itemised invoice carrying your work order reference, emailed the same or next business day.

Will you stop and quote if the job is over our approval limit?

Yes. Tell us your threshold when the account is set up. Anything above it is quoted in writing, with photos, before work proceeds.

Is there a call-out fee for rental properties?

No call-out fee in business hours. After-hours, weekend and emergency call-outs carry a call-out fee, always quoted upfront before we dispatch a plumber. The after-hours figure is confirmed with you or your on-call contact first.

Who actually turns up?

A Pink Plumbing plumber. Every job is done or supervised by a licensed plumber, and you deal with one number and one team from the work order to the invoice.

Do you work with property managers and strata managers?

Yes. Send the work order by email or through your platform, and you get photos and a plain written report with every invoice, so the owner or committee can see what was wrong and what was done.

Will you tell us whether a fault is lot property or common property?

Yes, in writing, before anything is quoted. It saves the committee an argument and saves the owner paying for something that is not theirs.

Do you provide compliance certificates and reports?

Yes: gas compliance certificates for gas work, a written report with photos for every job, and a plain recommendation on anything else we notice while we are there, as part of the free plumbing health check that comes with every job.

How does your fixed pricing work?

Upfront fixed price before any work starts. You only pay for the work we do. The online quote tool gives you a guide price in about a minute; the plumber confirms the exact price on site before touching anything.

Do you attend emergencies after hours?

Yes, every night from 6pm to 7am. Call 1300 111 007 and the on-call plumber answers, tells you whether we can get to you tonight, and quotes the after-hours call-out fee before we dispatch. We aim to be on site within 60 minutes for emergencies in the Inner West, St George and the Shire.

Which areas do you cover?

From our Earlwood base we cover the Inner West, St George, the Sutherland Shire, the Eastern Suburbs and the North Shore, and greater Sydney for larger jobs. Tell us your suburb and we tell you the real travel time.
