What the plumber does in a bathroom renovation

Two stages: rough-in and fit-off. Rough-in is the pipework behind the tiles, fit-off is the fixtures in front.

Rough-in covers new hot and cold water positions, waste positions for the vanity, shower, bath and toilet, floor wastes and the stack connection. Fit-off follows tiling: tapware, toilet suites, vanities, shower sets, baths and heated towel rail water connections. Where the renovation moves or replaces your hot water, we do that too.

Said plainly: we do the plumbing and the gas. We do not tile, waterproof, build cabinetry, do electrical work or design your bathroom. Those trades are your builder's and we work to their sequence. A dripping tap on its own is a smaller job.

For taps, toilets and everyday jobs, see our general plumbing page.

Moving things: toilets, showers and baths

Most fixtures can be moved. What decides it is fall, venting and what sits under your floor.

Waste pipes run downhill to the stack, so a toilet moved a long way from it drops as the pipe travels, eating into floor height or forcing us to tap the stack elsewhere. On a slab that can mean cutting concrete. On suspended timber floors it means working between joists, which your builder signs off, not us.

Venting matters as much: a trap too far from its vent siphons its seal out, which is where the smell comes from months later. In apartments the stack is shared and access often runs through a common duct. We tell you at the site visit which moves are realistic.

Freestanding baths and walk-in showers

Both are decided at rough-in, before a tile is laid, because neither can move afterwards.

A freestanding bath needs its waste set to the millimetre, because it cannot shift once the floor is tiled. Floor and wall-mounted spouts are roughed in to the same drawing, set out from the bath's own template.

Hob-less showers live or die on floor waste positioning and the falls your tiler builds to it. We put the waste where the water actually goes and agree linear wastes with the waterproofer first. Pressure balancing matters as much: without it, a flushing toilet changes the mix at the shower and someone gets scalded. We size the pipework and set the valves so the shower holds its temperature.

The sequence with your other trades

Renovations come unstuck at the handovers. The order is strip out, rough-in, pressure test, waterproof, tile, then fit-off.

We pressure-test the rough-in and leave it under test before the waterproofer arrives, so faults show while the wall is open. We photograph everything before it is hidden and those photos are yours. Our process runs the same way every time: First Conversation, Site Visit and Scope, Itemised Quote, Rough-in Stage, Fit-off Stage, then Sign-off and Hand-over. We confirm dates with your builder and we turn up when we say.

Heritage terraces, semis and apartments

Older Sydney bathrooms hide old materials, and apartments add a committee. Both get found at the site visit, not on the day.

Terraces and semis often still run cast iron stacks and galvanised water pipe, which narrows with rust: that is why the pressure never came back after the last renovation. Where we find it, you get the cost before you commit.

Apartments need strata approval before anything is cut, and most buildings restrict noisy work to set hours and want neighbours given notice. We prepare what your committee asks for and deal with the committee directly if that helps.

Compliance and paperwork

Every job is done or supervised by a licensed plumber, and the paperwork is part of the job.

NSW licence 311287C, fully insured. Compliance certificates are issued where required, including for the gas work we do in-house. Tempering valves go in where required, so the bathroom's hot taps run at a safe temperature instead of tank temperature.

Pricing

Renovation plumbing is quoted itemised and in writing after a site visit, and fixed before work starts. We do not price a bathroom over the phone, because nobody can see your stack from an office.

No call-out fee in business hours. After-hours, weekend and emergency call-outs carry a call-out fee, always quoted upfront before we dispatch a plumber.

Upfront fixed price before any work starts. You only pay for the work we do. If something behind a wall changes the job, we stop and talk to you first. Interest-free payment through Payright is available for larger renovations.

Questions

Frequently asked questions

Can I move my toilet to the other wall?

Usually yes. The waste has to run downhill to the stack, and on a slab that can mean cutting the floor. In apartments the stack is shared, so the building has a say.

How long does the plumbing part of a bathroom renovation take?

Rough-in is typically a day or two once the room is stripped. We are then off site while waterproofing and tiling happen, and fit-off is usually another day. Your builder's program sets the gap.

Do you work with my builder and tiler?

Yes, that is the normal arrangement. We take the sequence from your builder, set out to your tiler's tile sizes, and pressure-test before the waterproofer starts. We confirm dates in advance and turn up when we say.

Do you do the tiling and waterproofing?

No. We do the plumbing and the gas only, and that is deliberate. Waterproofing failures are the most expensive thing that goes wrong in a bathroom, and they belong to a licensed waterproofer, not a plumber.

Do I need strata approval to renovate my apartment bathroom?

In almost every case, yes, and most buildings restrict work to business hours. No call-out fee in business hours. After-hours, weekend and emergency call-outs carry a call-out fee, always quoted upfront before we dispatch a plumber.

Can you fit a freestanding bath in an upstairs bathroom?

Often, yes. The questions are weight, floor structure and waste. A filled bath plus a person is a real load, so your builder or an engineer confirms the floor. We set the waste and tap positions at rough-in.

Can you replace the whole toilet suite?

Yes. We can supply a new suite or install one you have bought, remove the old one, and give you a fixed price for the whole job before we start.

How does your fixed pricing work?

Upfront fixed price before any work starts. You only pay for the work we do. The online quote tool gives you a guide price in about a minute; the plumber confirms the exact price on site before touching anything.

Do you charge a call-out fee?

No call-out fee in business hours. After-hours, weekend and emergency call-outs carry a call-out fee, always quoted upfront before we dispatch a plumber.

Do you attend emergencies after hours?

Yes, every night from 6pm to 7am. Call 1300 111 007 and the on-call plumber answers, tells you whether we can get to you tonight, and quotes the after-hours call-out fee before we dispatch. We aim to be on site within 60 minutes for emergencies in the Inner West, St George and the Shire.

Which areas do you cover?

From our Earlwood base we cover the Inner West, St George, the Sutherland Shire, the Eastern Suburbs and the North Shore, and greater Sydney for larger jobs. Tell us your suburb and we tell you the real travel time.
