Stanmore

Plumbing for Stanmore's heritage streets

Stanmore is small, quiet and largely Victorian. Between Parramatta Road and the railway line, and down toward Enmore, its streets are lined with two-storey terraces, single-storey semis and the occasional Italianate villa, most in heritage conservation areas. That is what makes its plumbing interesting.

Pink Plumbing is based in Earlwood, a short drive from Stanmore through Marrickville. It sits within our Inner West service area.

Heritage Homes

What is under a Stanmore terrace

Most Stanmore homes were built before the sewer arrived and connected later. What you have today is a mix of very old and slightly less old, and it helps to know what you are dealing with.

The sewer

Earthenware, laid in short lengths with cement joints, running from the back of the house across the courtyard to a shared line. After a century the joints have opened, the ground has moved and roots from street trees and the neighbour's fig have found their way in. A Stanmore drain that blocks once a year is not bad luck. It is a pipe telling you what it needs. We camera it, jet blast it and give you a straight answer on clear-out versus reline. See our blocked drains page →

The shared line

Terrace rows often drain to a common sewer that runs behind several properties before reaching the street. When it blocks, the lowest house in the row gets the water. We trace the line, locate the failing section and tell you whose property it sits under before we quote.

The water supply

Galvanised steel in unrenovated terraces, copper where a past owner replaced it, sometimes both spliced together. Galvanised rusts from the inside, so pressure falls off over years and then a pinhole leak appears in a wall. We replace it in sections or as a whole, through the smallest openings we can. Burst and leaking pipes →

The hot water

Usually a storage unit against the back wall or in the courtyard, often older than its owner realises. We service, repair and replace, with gas, electric and heat pump options, and tell you honestly when a repair is throwing money at a unit that will not last the winter. Hot water systems →

The heritage overlay. External changes are restricted in Stanmore's conservation areas. We keep new pipework and hot water units discreet and original fixtures in place wherever we can. Pipe relining →

Terraces, Cottages, Norfolk Pines

Stanmore's staged streets, where old drains meet big street trees

A suburb built in stages. Stanmore's land was subdivided from the 1850s, with larger houses first, a boom through the 1880s and 1890s, and further subdivision into the early 1900s. Homes from those decades can still carry earthenware or cast iron drains and old galvanised water pipe, depending on repairs since. We camera the line and show you the footage before anything is dug.

Terraces and big trees. Terrace rows and cottages sit under mature trees, including the Norfolk pines along Percival Road, and roots are a regular cause of slow drains in old clay pipe. We find where they entered, clear the line, and tell you whether a patch repair or a longer-term fix makes sense.

Shared walls, shared lines. Where houses share walls, a drain can run under or beside a neighbour's lot. We trace the line, tell you which section is yours, and give you a written note you can pass on.

Old industry, new apartments. Former light industrial buildings near Parramatta Road have become offices and apartments, with older pipework behind newer fit-outs. We find the cause of a problem rather than only clearing it.

Emergencies

Emergency plumber Stanmore, after hours too

Burst pipe, sewer backing up into the shower, no hot water, a gas smell: ring 1300 111 007, after hours too. After-hours, weekend and emergency call-outs carry a call-out fee, always quoted upfront before we dispatch a plumber.

Straight Pricing

Upfront pricing for Stanmore

Upfront fixed price before any work starts. You only pay for the work we do, with no call-out fee in business hours and interest-free Payright options on larger jobs.

Property Managers

Renters, sharehouses and property managers

Stanmore's position next to Newtown means a large share of its terraces are rented, many as sharehouses. We do a lot of property manager work here: routine repairs, urgent call-outs, end-of-lease fixes. We arrange access with tenants directly, turn up in the window we gave and send the agent a photo report with the invoice.

Apartments

The newer side of Stanmore

Along Parramatta Road and near Stanmore station there are apartment blocks and townhouses with nothing Victorian about them: flexible hoses failing under sinks, hot water units in cramped cupboards, strata drainage. We handle all of it, including common property work for strata managers.

Questions

Stanmore plumber FAQs

Will I be charged just for you turning up?

No call-out fee in business hours. After-hours, weekend and emergency call-outs carry a call-out fee, always quoted upfront before we dispatch a plumber. The policy reads the same whether you are in a Petersham terrace or an Ashfield flat, and you hear the number on the phone before anyone gets in the van.

Are the plumbers who turn up actually licensed?

Yes. NSW plumbing licence 311287C, fully insured, and every job is done or supervised by a licensed plumber. That matters in Inner West terraces, where half the work happens in a cramped subfloor or a narrow side passage and the shortcuts nobody can see are the ones that leak two winters later.

Are you local to Stanmore?

Our base is Earlwood, a short drive away, and we work around the Inner West and St George most days. Tell us your street when you call and we give you the real travel time, not a guess.

Do you attend emergencies in Stanmore after hours?

Yes, every night from 6pm to 7am: the on-call plumber answers 1300 111 007, quotes the after-hours call-out fee before we dispatch, and we aim to be on site within 60 minutes for emergencies in the Inner West, St George and the Shire.

What does a plumber in Stanmore cost?

General plumbing from $242 inc GST, confirmed on site, with an upfront fixed price before any work starts. No call-out fee in business hours. The online quote tool gives you a guide price for the common jobs in about a minute.

Tree roots keep blocking my drain. Can you stop it coming back?

Roots follow moisture into joints in old clay pipe, so a clear line can fill up again. We camera the line, show you where the roots got in, and quote the options in writing: regular clearing, a patch repair, or relining that seals the joints from inside. You choose.

Our Stanmore home is old. What is likely under the ground?

Often earthenware or cast iron drains and galvanised water pipe, depending on the street and on any repairs since. We camera the line, show you the footage and tell you in writing what has failed and what is still sound, so you only pay to fix what needs fixing.

Can you reach a drain in a terrace with only side or rear access?

Yes. Tell us how you get to the back of the house when you book, and we plan the equipment to suit. Most terrace jobs we do are done through side passages, rear lanes or a yard access point, and we protect floors and paths on the way through.
