Fifties and sixties cottages on the hills above the river, townhouses filling the gaps, old clay sewers under both.

Jannali sits on the Illawarra line between Como and Sutherland, on sloping, bushy ground above the Woronora valley. The blocks fall away from the street and the sandstone is never far down. Part of our Sutherland Shire service area.

Jannali is largely 1950s and 1960s brick and fibro on sloping blocks, many backing onto bush, with a steady run of newer rebuilds among them.
Roots from the bush. A bush-backed Jannali block puts mature root systems directly over an old earthenware sewer. The joints are the way in. We camera the line, jet the roots out and reline the broken section rather than excavate a slope. More on blocked drains.
Rock, and what it costs to dig. Sandstone close to the surface makes trenching slow and expensive here. It is the main reason relining is usually the better answer in Jannali: a new pipe cured inside the old one through existing access, with no rock to break. See pipe relining.
Stormwater on a falling block. Homes on the fall take runoff from above them. A cracked or undersized stormwater line puts that water against the footings. We trace where it actually goes before quoting anything.
Original pipework at end of life. Homes of this era are on galvanised or early copper. Pressure fades, pinholes appear, and a leak under a slab or a suspended floor shows up as a bill before it shows up as a stain. We pinpoint it before cutting. See leak detection.
Steep driveways, long side paths and bush at the rear make access part of the job here. We turn up equipped for it rather than discovering it on arrival and rebooking.
Burst pipe, sewer backing up into the shower, no hot water, a gas smell: ring 1300 111 007, after hours too. After-hours, weekend and emergency call-outs carry a call-out fee, always quoted upfront before we dispatch a plumber.
Upfront fixed price before any work starts. You only pay for the work we do, with no call-out fee in business hours and interest-free Payright options on larger jobs.

Very prompt response to my initial web contact. The plumber arrived in the arranged time and the service was extremely professional and friendly. Cleaned up after the work finished.

Questions
No. Gurgling after rain usually means stormwater is getting into the sewer through a cracked joint or a wrong connection, or roots have narrowed the line so it cannot cope. We camera the sewer and the stormwater separately, find the crossover or the roots, and fix it so the two systems stay apart.
Usually not. With sandstone this close to the surface, relining is normally both cheaper and faster: we cure a new pipe inside the old one through existing access. The CCTV tells us whether your pipe is a candidate.

On a bush-backed block it is roots into an old earthenware line. Clearing them treats the symptom. The camera shows where the pipe is broken, and relining that length is what actually ends it.
We find the leak first, with acoustic and thermal detection, then put in writing whether it sits on lot or common property. That one line decides who pays and saves the committee an argument. We make the leak safe straight away either way.
A unit that was sized for the first owners is now serving more people, or it is simply old. We check the system, the pipework and the demand, then tell you whether a repair, a bigger unit or a continuous-flow system fixes it, with a fixed price before any work starts.
